The Answers to Your Most Common Questions
Yes, renter’s insurance is required with a minimum of $100,000 liability coverage.
WestEdge Apartments is a pet-friendly residential community. We welcome various breeds of animals up to 50 lbs and allow residents to have a maximum of 2 pets in each home. Each pet requires a $500 Pet Deposit.
No, all apartments are unfurnished.
We strive for a quick and efficient maintenance team. If you have a maintenance emergency, submit a request through your Resident Portal and contact our office immediately at 303-694-5116. If your call is made outside of normal business hours, you will be prompted to be transferred to our after-hours on-call maintenance line.
Each of our newly built apartments feature quartz kitchen counter tops, dishwashers, microwaves, stoves, ovens, washers, and dryers (in each apartment), heating, and air conditioning. Each unit has either a Juliet balcony, patio or balcony.
No, each apartment is individually metered for electricity/gas with Xcel Energy. Common utilities, such as water, sewer and trash, are based on pro-rated usage for the building. Information needed to set up your utility accounts is gathered in the lease set-up process. You’ll pay your electric/gas directly to Xcel Energy and common utility fees are assessed with your monthly rent/lease statement due.
Yes. We have from a 12-month minimum to a 15-month maximum on lease terms. If you have a scenario to consider for a lease term shorter or longer, please do give us a call to discuss.
The rental requirements are:
- Minimum household income 2.5x the monthly rent in gross monthly income.
- Minimum credit score of 600.
- No felonies in the last 5 years.
- No evictions in the last 7 years.
- Maximum occupancy is a number of bedrooms +1.
Yes, the security deposit is $750 for studios, 1-bedroom apartments and 2-bedroom apartments. Our application fee is $50.

Our selection of floor plans includes studio/1-bath, 1-bedroom/1-bath, 2-bedroom/2-bath options. We have 6 studios, 18 1-bedroom/1-bath and 5 2-bedroom/2-bath apartments. Click here on “Floor Plans” to review offerings.
- Studio/1-bath. 6 units ranging in size from 437 square feet to 486 square feet
- 1-bedroom/1-bath. 18 units ranging in size from 545 square feet to 614 square feet
- 2-bedroom/2-bath. 5 units ranging in size from 853 square feet
We do not have on-site management; however, we have a 24-hour answering service and our maintenance team is available to assist 24/7 as needs arise.
WestEdge Apartments maintains an on-premise parking lot with several reserved parking spots available for an additional monthly fee. Each reserved parking spot is numbered with a decaled permit. Parking spots are on a first-come-first-serve basis. If all parking spots are reserved, a waiting list will become available. Additionally, there is also some street parking.
